Frequently it can be daunting for a homeowner or prospective purchaser of a property to figure out the zoning (building setbacks, height, floor area, etc) and development (trees, TRCA, heritage, etc) parameters involved - let alone rational planning. While this step is integral when engaged to do a full design/permit project - it can be wise to establish this information in advance of deciding to proceed further.
services provided
Measurements/photographs are done to produce CAD base drawings depicting the existing circumstances. The zoning (building setbacks, height, floor area, etc) and development (trees, ravine, etc) parameters applicable to a property are determined. If desired by the client, directions for new development are explored; the most favorable for the given client/circumstances becomes apparent & refined. In-person meeting during course of project provided as desired by the client.
process
The client conveys initial aspirations for building. Documentation (photographs, measurements) of the existing site/building owned by the client or being considered for purchase - b+w base drawings (2D site plan, possibly a schematic elevation) are done on computer. The zoning/development parameters are established - this information is summarized along with exploring/depicting (if desired) a number of development directions. If desired, 3D drawings & physical models can be provided. If desired by the client, costing information is outsourced to a specialist consultant. Drawing distribution and discussions often are via internet though it can be more time-efficient or comfortable to resolve design aspects in-person.
deliverables
Along with associated summary comments, graphic material - usually b+w 2D CAD computer drawings (site plan, possibly a schematic elevation) - are emailed to the client in PDF form &/or hard copies hand-delivered. More elaborately, 3D drawings & physical models can be provided.
In-person meeting during course of project provided as desired by the client.
engagement
Following initial discussion with a prospective client, a proposal for services will be sent by email for consideration - of which the following are key aspects: fee basis to be hourly* with half travel-time involved charged for, copying separate/additional, initial 50% (of estimated total fee) due at outset of work with subsequent payments to be received within one calendar week of invoice, minimum $1000 (+hst) fee. It is preferred for payments to be done via electronic transfer. With consideration to the above and low overhead, the fee rate is limited. Any consultant or municipality fee (if involved) separate/additional to architect fee. (*- a single rate is utilized for simplification - at a medium of the differing rates various tasks such as drafting, design, coa, etc may be)
